270 Park Avenue, also called the JPMorgan Chase Tower, is a very tall building on the East Side of Midtown in Manhattan, New York City. Since October 21, 2025, it has been the main office for JPMorgan Chase, the biggest bank in the United States. It is the sixth-tallest building in New York and the 35th-tallest building in the world.

The building was designed by the company Foster + Partners. It cost about $3 billion to build and is 1,388 feet (423 meters) tall. Work on it finished in November 2023, and people started using it in August 2025. The new tower replaced the old Union Carbide Building, which was built in 1960 and taken down in 2021. The older building used to be the main office for the American chemical company Union Carbide.

Site

270 Park Avenue is in the Midtown Manhattan area of New York City. It covers one whole city block. It is between Madison Avenue to the west, 48th Street to the north, Park Avenue to the east, and 47th Street to the south. The area is about 80,000 square feet with wide space along each avenue and street. There is a public plaza on the ground level.

The site is part of Terminal City. This area grew fast after the completion of the underground Grand Central Terminal in 1913. Many important buildings were built there, including offices and hotels. Before 270 Park Avenue, the site had the Hotel Marguery. This was a 12-story hotel that opened in 1917. Later, it was replaced by the 52-story Union Carbide Building. This building opened in 1960 and later became JPMorgan Chase's global headquarters. Today, the building has many well-known neighbors nearby.

Architecture

Foster and Partners designed this tall building, which is 1,388 feet (423 m) high with 60 stories. Other teams helped too, like Adamson Associates and Jaros, Baum & Bolles. Inside, special designers made comfortable spaces.

The building uses hydroelectric energy instead of natural gas. Most materials from the old building were reused or recycled. Public areas outside have beautiful stone art by Maya Lin and a garden by Ken Smith. Inside the lobby are colorful artworks and a large bronze flagpole.

Higher up, the building steps back on the sides, creating a unique shape. It has lots of space for people to work, with a food area, a fitness center, and bright natural light. At night, colorful lights designed by Leo Villareal make the building sparkle, but they turn off by midnight. You can see these lights from Brooklyn and Queens across the East River.

History

In February 2018, JPMorgan announced plans to tear down the old Union Carbide Building to build a much taller tower. This new building would be almost twice as tall and could hold 15,000 employees. The company bought extra space rights from nearby places to make this possible.

Construction began in 2019. By 2021, the old building was torn down, and workers started building the new one. In March 2023, work stopped for a short time after an accident. Construction continued, and by late 2023, the building’s frame was growing quickly. The building was finished in April 2025, and employees started moving in during August. The building officially opened on October 21, 2025. It cost between $3 billion and $4 billion to build.

Reception

When the tower was being built, people had different opinions about it. Some thought it looked unusual and was built mostly for money.

After it opened in 2025, many talked about how big, tall, and expensive it was. Some said it looked boring, while others liked its style that reminded them of old buildings from the 1920s. Some people criticized it for using a lot of steel and for replacing an older building called the Union Carbide Building. Others described it as a strong symbol of finance.
