Crescent Heights, Inc., is a private American company that builds tall buildings for people to live in and mixed-use spaces in big cities across the United States. The company is based in Miami, Florida.

NEMA (San Francisco)

Important people connected with Crescent Heights include partners Sonny Kahn, Russell W. Galbut, and Bruce Menin. The company has created buildings in many famous cities such as Chicago, San Francisco, Los Angeles, Miami, and Seattle.

These buildings are special because they are very tall and often include places for people to live, work, and enjoy together in one area. Crescent Heights is known for making modern and stylish designs that fit into the skyline of each city.

History

Crescent Heights was started by Kahn, Galbut, and Menin in the 1980s. The company grew to build big homes and mixed-use places in important U.S. cities by the 1990s. Early work in Miami Beach included projects like the Shelborne and the Alexander. In Lower Manhattan, they changed the Broad Exchange Building from offices to apartments in the late 1990s and sold it in 2005. In Honolulu, they bought the Ala Moana Hotel in 2004 and turned it into a condo-hotel by 2005.

Operations

Crescent Heights builds and runs tall buildings where people live and work, often in busy parts of cities or areas that are growing quickly. The company works in big cities such as Chicago, San Francisco, Los Angeles, Miami, and Seattle.

The company's main office is in Miami, Florida. In June 2025, it sold a building where its office was located but continued to use it for a short time.

Notable Projects

In 2012, Crescent Heights bought land in Chicago for a big building project. They built NEMA Chicago, a very tall 76-story tower that opened in 2019 and became a famous landmark. In 2023, they also bought another apartment building in Chicago for a lot of money.

In San Francisco, they developed NEMA San Francisco, a big rental home with two tall towers. They also planned a very tall building at 10 Van Ness Avenue, which they redesigned in 2024 to be even taller with many homes.

In Boston, they built NEMA Boston, a 22-story apartment building that was sold in 2021.

In Los Angeles, they planned a very tall 70-story building downtown and another tall building in Beverly Hills that they redesigned in 2025 to be even taller.

In Orange County, they bought a big piece of land in Santa Ana in 2025.

In Miami, they started building a big project in 2017 with many homes, shops, and a public park. They also built Forma Miami, a tall building with many rental homes and a Whole Foods Market that opened in 2025.

In Atlanta, they changed an old apartment building into condominiums and renamed it Panorama.

Former projects

Crescent Heights put together a large site with two towers at 1901 Minor Avenue in the Denny Triangle area and sold it to Concord Pacific in August 2019 for $72 million. Another site at 4th & Columbia (4/C) in downtown was planned for a very tall tower. This property was listed for sale in 2024, and as of late 2025, no construction or development plans had been shared publicly.

Notable earlier activity

In 2005, the company changed the Ala Moana Hotel into a place where people could buy apartments and also stay as hotel guests. This change became official on July 7, 2005.
